You know what struck me first about Karłowicza 12? It’s one of those places that doesn’t try too hard to impress you – and somehow that makes it more impressive. I mean, sure, it’s technically a 3-star property, but honestly the whole star system feels pretty meaningless when you find a place that just gets the basics really, really right.

The building sits on Karłowicza street (hence the name, obviously), and there’s something refreshingly straightforward about the whole setup. The folks at Homeprime clearly know what they’re doing – this isn’t their first rodeo, and it shows in all those little touches that matter when you’re actually living somewhere for a few days. The check-in was smooth, no weird surprises with the room, and the Wi-Fi actually works at speeds that won’t make you want to throw your laptop out the window. I’ve stayed at supposedly fancier places where none of that was true, so there’s something to be said for competence over flash.

What really won me over, though, was how the place feels once you settle in. The rooms have this lived-in comfort – not shabby, just… real, I guess? Like someone actually thought about what you’d need instead of what would photograph well for Instagram. The beds are properly comfortable (and I’m picky about mattresses), there’s enough storage space for more than just a weekend bag, and the bathroom has decent water pressure. Actually, let me be honest – the decor isn’t going to win any design awards, but after a long day of walking around, you’ll care way more about the blackout curtains and the fact that the heating actually works. The neighborhood itself is pretty quiet most evenings, which means you can actually sleep without earplugs – something I definitely don’t take for granted anymore. That 8.3 rating makes total sense when you think about it – it’s not trying to be the most luxurious place in town, but it delivers on what it promises, and sometimes that’s exactly what you need. Plus, and this might sound weird, but the whole place just feels honest. No hidden fees popping up at checkout, no bait-and-switch with the room photos, no staff trying to upsell you on every interaction. Just a solid place to stay run by people who seem to actually care about whether you have a good experience.
